Residential Conveyancing Fees

Our conveyancing team deals with all aspects of buying and selling residential properties and provide a friendly and efficient legal advice. We will keep you informed throughout the transaction, and we aim to make the process as simple and stress free as possible for you. We will work with you and all other parties to ensure that your transaction progresses quickly and smoothly.

We are members of the Conveyancing Quality Scheme (CQS). CQS is a recognised quality standard for residential conveyancing practices endorsed/accredited by the Law Society.

Fees and Disbursements

Fees

Our fees are based on variety of factors including the value of the property, whether freehold or leasehold or share of freehold, mortgage or funding arrangements, if the property or part of the property is unregistered, and other matters that may be complex e.g. defective title, this could increase the fees for the transaction.

Disbursements

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees, Search Fees and Fees charges by the Landlord for Management Pack. We handle the payment of the disbursements on your behalf to ensure a smoother process.

Buying a House or a Flat (Freehold or Leasehold)

Our fees cover all of the work required to complete the purchase of your new property, including acting for you and your lender (if applicable), dealing with the payment of Stamp Duty Land Tax, and registration at the Land Registry.

HM Land Registration Fee – the fee will depend on the price of the property
Land Registry Priority Search fee – £7.00
Bankruptcy Search Fee (per name) – £6.00
InfoTrack on boarding fees and AML Search fees – £50 per person
Case Management Fees – £32.10 plus VAT
Electronic Bank Transfer Fee: £35.00 plus VAT
Lender Panel Fee (if applicable) – £35.00 plus VAT

Other disbursements when buying a leasehold property

These fees are set by the landlord/management companies.

Notice of Transfer fee (approx.) – £50.00 – £100.00 plus VAT
Notice of Transfer and Charge fee (approx.) – £100.00 – £200.00 plus VAT
Deed of Covenant Fee (approx.) – £100.00 – £250.00 plus VAT
Certificate of Compliance fee – £75.00 – £200.00 plus VAT

Selling a House or Flat (Freehold or Leasehold)

Our fees cover all of the work required to complete the sale of your property, including redeeming your mortgage (if applicable), paying your estate agents fee and in the case of leasehold sales, dealing with your landlord/management company to obtain replies to standard leasehold enquiries and distributing proceeds of sale.

Remortgage (Freehold or Leasehold)

Our fees cover all of the work required to complete your remortgage including any searches (if required) and dealing with the Land Registry to remove your previous charge and register the new one.
